A water heater rarely fails at a convenient time. The good news is it almost always warns you first. Here are the signs it is time to plan a replacement.

It is more than 10 years old

Most tank water heaters last 8 to 12 years. If yours is past 10, start budgeting for a new one even if it still works - it is living on borrowed time.

The hot water runs out fast

If showers turn cold sooner than they used to, sediment has likely built up in the tank and is crowding out the hot water. A flush can help early on, but past a point the tank is simply worn out.

Rusty or cloudy hot water

If only the hot side runs rusty or gritty, the tank is corroding from the inside. Once rust starts, a leak is not far behind.

Puddles or drips around the base

Any water around the bottom of the tank is a red flag. A tank leak does not fix itself, and a full tank failure can dump 40 gallons or more onto your floor.

Rumbling or popping noises

That is the sound of the burner heating through a layer of hardened sediment. It is inefficient and hard on the tank.

Plan ahead, not in a panic
